Rental Policy
The community clubhouse and pool amenities are provided for the enjoyment and recreation of residents and their invited guests. To ensure these facilities remain safe, clean, and accessible to all residents, the following rental and usage policies apply to all reservations and private events.
Residents in good standing may reserve designated clubhouse areas for private gatherings, meetings, celebrations, and approved social events. Reservations must be submitted in advance through the community management office or designated reservation system. Rental requests are approved on a first-come, first-served basis, subject to availability and compliance with community rules. The reserving resident must be present for the duration of the event and is responsible for the conduct of all guests.
Rental fees, security deposits, and any applicable cleaning charges must be paid prior to the reservation date. Security deposits may be refunded following inspection of the facility, provided no damages, excessive cleaning, or policy violations occur. The community reserves the right to deduct repair, replacement, or cleaning costs from the deposit if necessary.
Pool and clubhouse capacity limits must be strictly observed at all times. Events may not interfere with normal community operations, create excessive noise, or disturb nearby residents. All music and activities must comply with local noise ordinances and community quiet hours. Illegal activity, smoking in prohibited areas, disorderly conduct, and the use of hazardous materials or open flames are strictly prohibited.
Decorations may be used only if they do not damage walls, ceilings, furniture, or fixtures. Nails, staples, tape that damages surfaces, glitter, confetti, and similar materials are prohibited. All personal items, decorations, food, and trash must be removed immediately following the event. The facility must be left in a clean and orderly condition.
The pool area may only be used during posted operating hours and must comply with all posted pool rules. Lifeguards, if provided, are responsible only for general pool supervision and do not replace parental or individual responsibility for safety. Glass containers are prohibited in the pool area. Children must be supervised by a responsible adult at all times.
Commercial activities, ticketed events, political events, or events open to the general public are prohibited unless specifically approved in writing by the community association or management. The community reserves the right to deny, cancel, or terminate any reservation for violation of policies, safety concerns, or misuse of facilities.
Residents assume responsibility for any injury, damage, or loss associated with their event and may be required to sign a liability waiver prior to facility use. Failure to comply with these policies may result in forfeiture of deposits, suspension of amenity privileges, additional fines, or other enforcement actions permitted by governing documents.
These policies are intended to preserve the quality, safety, and enjoyment of the community amenities for all residents and guests.
