New Renter

All renters residing within the community are expected to comply with the community’s governing documents, rules, policies, and applicable local laws. The purpose of this policy is to ensure that renters, property owners, and residents maintain a safe, respectful, and well-maintained neighborhood environment for everyone.

Property owners who lease or rent their homes remain responsible for the conduct of their tenants and guests at all times. Prior to occupancy, owners must provide the community association or management office with a completed lease application, copy of the signed lease agreement, emergency contact information, and any additional documentation required by the community. Lease terms must comply with the minimum rental period established by the association, if applicable.

All renters are required to acknowledge receipt of the community rules and regulations before moving into the property. By occupying a residence within the community, renters agree to follow all parking regulations, amenity policies, architectural standards, noise restrictions, pet policies, and maintenance requirements applicable to residents and homeowners.

Renters and their guests must conduct themselves in a manner that does not create a nuisance, disturbance, or safety concern for neighboring residents. Excessive noise, disorderly behavior, illegal activity, property damage, and repeated violations of community rules are prohibited. Quiet hours established by the community must be observed at all times.

Parking is permitted only in approved areas and in accordance with community regulations. Commercial vehicles, recreational vehicles, trailers, boats, and inoperable vehicles may be restricted or prohibited unless specifically authorized. Renters are responsible for ensuring their guests comply with parking and traffic rules.

Community amenities, including clubhouses, pools, fitness centers, parks, and recreational facilities, may be used only in accordance with posted rules and policies. Amenity privileges may be suspended for violations of community regulations or unpaid assessments associated with the property.

Property maintenance standards apply equally to rental properties. Residents must maintain the exterior appearance of the property, properly store trash containers, and keep lawns, landscaping, and visible areas neat and free of debris. Any exterior modifications or alterations must receive prior approval from the association where required.

The property owner remains financially responsible for assessments, fines, damages, and enforcement costs related to tenant violations. The association reserves the right to pursue enforcement action against the owner and, where permitted by governing documents or law, suspend tenant privileges for noncompliance.

Move-ins and move-outs should be conducted in a manner that minimizes disruption to neighboring residents. Moving vehicles may not block roadways, sidewalks, or access points. Trash, furniture, boxes, and packing materials must be promptly removed and properly disposed of.

Failure to comply with community rules and policies may result in warnings, fines, suspension of amenity access, towing of improperly parked vehicles, or other enforcement actions permitted by the governing documents and applicable law. Repeated or serious violations may also affect the owner’s ability to lease the property in the future.

This renter policy is intended to promote a welcoming, safe, and respectful living environment while preserving the appearance, value, and quality of life within the community.
